Looked like they were doing some remodeling. Only thing I saw was the hall carpet could be replaced or cleaned.

Outrigger Kona Resort & Spa at Keauhou Bay

The property was very nice, the food at the restaurant was yummy, and the pool area was well-maintained. The room was as only average though, especially for the price I paid — $340 a night!
