We are, of course, sorry to hear that you feel that we have sold the Bungalow for a price that you think is lower than its true market value. The process of providing a market appraisal for a property is more of an art than a science though we take every step possible to ensure we attain the highest level of accuracy.
During the appraisal process we endeavor to present highly relevant comparable properties that have recently sold in the local area to justify our suggested marketing price. Usually we prove to be very accurate in our pricing whilst being able to generate significant early interest given the quality and reach of our marketing.
We did discuss our suggested market value with a family member who was dealing with the sale as well as with the occupier, and was given the go ahead to bring the property to the market. I do understand that at least one other valuation was carried out at the property by a rival estate agent. When finalizing a price, we can only give our best recommendation as it is ultimately the vendor’s decision to decide the price they want to list their property at.
The buyers we found offered very close to the asking price and were in a strong position to move forward quickly as cash purchasers. We did have a few ongoing viewings planned that we had tried to book in but we were generally unable to make contact or to leave messages regarding these viewings. Once the sale was agreed we kept these buyers on file in case the sale fell through for unexpected reasons. Once a sale is agreed we are legally obliged to put any further offers forward. We had no further offers come forward in this instance. I sincerely hope that the former occupier is enjoying her new life in Yorkshire and is greatly benefiting from being that much closer to the family.
